Home renovations? Learn the procedures that require authorization.

These are the works that require authorization at home.

If you need to do construction work at home, always make sure to confirm which ones require authorization from the municipalities.  

Some just need to be informed, while others do not require any formalities.

According to the financial literacy portal EI, from Associação Mutualista Montepio, on Notícias ao Minuto, this specific list specifies what you need to do for each work.

• Change the tiles in the kitchen or bathroom: "This type of renovation can be done without the need to contact the municipality."

• Painting the building: "To change the color of the exterior of the building, you need to request a license from the council. On the other hand, if you wish to paint while maintaining the original tone of the building, you do not need any type of communication or formalization."

• Expand the facade: "If you want to make changes to the facade of the property, increasing it, for example, you will need to request permission from the municipality."

• Rebuilding a ruined building: "It is mandatory to request a construction license if you intend to increase the facade or the number of floors of the original construction. You will also need to do so in cases where the building is located in a zone of protection of classified properties or in the process of being classified. In all other situations, the reconstruction of ruins does not require requests or formalities."

• Fixing the roof: "As long as there are no significant changes, you do not need any type of authorization to carry out this work".

• Painting an interior wall: "This type of renovation does not involve any contact with the city hall, unless it is a listed building or in the process of being classified. In that case, you have to apply for a license."

• Build a swimming pool: "Just communicate your intention to the municipal council. While the work is in progress, it is also mandatory to display a notice outside, in a visible location".

• Installing solar panels: "If they do not exceed the height of the building by one meter and do not exceed the area covered by the building, there is no need to make any request or communication to the municipality."

• Demolishing walls: "It is not necessary to give any notice to the municipality, as long as the demolition does not compromise the stability of the floor or the building (pillars, beams, slabs or supporting walls), nor does it involve modifying the height of the construction or the shape of the roof or facade. If you live in a building, you must inform the neighbors about the work".
